The Tamil Nadu Real Estate Regulatory Authority (TN-RERA) has rejected a plea to have an independent engineer for assessing the construction quality of the Tamil Nadu Housing Board (TNHB) project at Velachery. The Chennai Metropolitan Development Authority (CMDA) completion certificate (CC) indicates that a TNHB project is built, as per the approved plan. Recently, the state’s real estate regulator order came amid complaints by homebuyers of several TNHB housing projects in the city, raising concern over the construction quality. The complaint concerns a housing project of 24 middle-income groups (MIG) flats at Velachery developed by the TNHB, in which one of the allottees claimed that the construction was not according to the approved plan, and there are many pending works. While the project has been built with deviations from the plan passed, the homebuyer claimed that the materials used for construction were sub-standard, which resulted in cracks and water leakage. Moreover, plastering of the building, flooring, and tiling has not been done properly, and there is water stagnation, the homebuyer said, seeking to appoint an independent engineer to investigate flats. The TNHB denied the accusations saying that the project had been finished, and only a little work was left. In 2020, a complaint was filed with the Velachery Police Station over the issue, TNHB said. CMDA officials investigated the housing project, and after being satisfied with the construction quality and construction being done, as per the approved plan.
