UPHDB unveils 40-acre development in Vasundhara with amenities

The Uttar Pradesh Housing and Development Board (UPHDB) has approved a transformative development project for Vasundhara, Ghaziabad, covering 40 acres in sectors 7 and 8. The plan includes a satellite AIIMS centre and residential and commercial spaces for 25,000 people. Positioned in the transit-oriented development (TOD) zone, it’s close to the Sahibabad station of the Namo Bharat corridor.

Of the 40 acres, 10 acres are allocated for healthcare, and 30 acres will be used for group housing and commercial activities. Further development will take place in subsequent phases. The project aligns with TOD principles, emphasising high-density development, vertical expansion, and efficient land use. Relaxed floor area ratios (FAR) allow taller buildings while reducing sprawl, boosting commercial viability, and promoting sustainable urban growth.

The project’s group housing auction is expected to generate over Rs 1,25,000 per square metre. Connectivity improvements, including a 240-metre bridge over the Hindon canal, will enhance access between Vasundhara, Siddharth Vihar, and the Hindon elevated road. Plans to increase access points along the Hindon elevated corridor are underway to improve last-mile connectivity.

The inclusion of an AIIMS satellite facility will decentralise healthcare services in Ghaziabad and reduce pressure on Delhi-NCR’s hospitals. The project aligns with the Master Plan 2031’s goal of Ghaziabad as a sustainable and inclusive urban centre and supports national initiatives like Smart Cities and the National Urban Health Mission.

The development integrates housing, healthcare, and mobility, positioning Vasundhara as a model for future satellite townships.
