Redevelopment plans for the Juhu Gitanjali Vastushilp housing society came to a sharp halt after the Airports Authority of India (AAI) on January 10 notified residents that the building height is limited to 32.27 m. It is not the only residential society to be left in the lurch by the height restriction revision. JT Radhakrishna, regional executive director, AAI, told the media that the height constraint has changed for 25 buildings in the Juhu-D N Nagar Andheri area. This zone is near the Juhu airport, and height approval is obligatory for any construction within the vicinity of an airport. With the lower height limitation, there are fears that builders may no longer find it worth their while to take on redevelopment projects or finish them. This concern is especially strong among residents of buildings that have already been razed for redevelopment before the notice from the AAI. The no-objection certificate (NOC) for these buildings was given in the December 2020-June 2021 term, when they were moving to the new No Objection Certificate Application System (NOCAS). When the shift was completed, it was found that these buildings had been awarded more height approval than allowed. Thus, revised NOC decreasing the height has been released to these buildings, according to Radhakrishna. Bharat Gandhi, a resident of Juhu Gaurav, told the media that the AAI has released the updated NOC without providing notice and without asking for any objections or suggestions. Their building had finalised the redevelopment plans. They are now told by the developer that the redevelopment is not possible.
