Several initiatives by the state government, including the development of roads, communication infrastructure and tourism have led to the growth in the real estate market of Madhya Pradesh. The state’s ambitious growth plans have also led to the establishment of India’s first Greenfield SEZ in Indore. Real estate developers like Satya, Prabhatam and Parsvnath have launched their projects in Indore, Gwalior, Raipur, Jabalpur and Bhopal. DLF has announced an investment of Rs 8,000 crore in real estate and infrastructure projects in the state over the next five years. Of all the cities here, Indore boasts of specialised infrastructure with several ultra-modern integrated townships comprising hypermarkets, shopping malls, multiplexes, residential apartments, banquet halls, health and educational facilities and an IT Park, being developed.
The property market in Bhopal witnessed a sudden growth in 2006 after the state government launched the real estate campaign, ‘Destination Madhya Pradesh�. As most of the projects were started in and around the capital city, the campaign boosted the real estate development here. The market, which was earlier limited only to certain local investors, attracted the attention of a large number of investors from all over India. It also became a hotspot destination for various NRI real estate investors from all over the world. Today, several builders and investors of international fame such as DLF, Sahara and Ansal are launching their projects in Bhopal.
Upcoming commercial developments
A state with one of the best infrastructure services in the country, Madhya Pradesh is a preferred choice for foreign direct investment. “The commercial property market in the state has grown by almost 50 per cent in the last 10 years with all kinds of properties being developed,� states Abhijeet Joshi, Marketing Executive, Satguru Developers. The company has launched their commercial project Satguru Parinay in Indore. It comprises five floors of showrooms and restaurants and is slated to be completed by July 2012. The other commercial projects being developed in the state include:
Mega Food Park: The State Agriculture Marketing Board is planning to develop a mega processing park at Jabalpur. The project is still in its conceptual stage, with the company recently inviting EoIs for it.
Four Laning of Shivpur-Dewas: NHAI plans to four-lane the Shivpuri-Dewas section of NH 3 from 236.000 km to 566.450 km in Madhya Pradesh under NHDP Phase IV on BOT (Toll) and DBFOT pattern basis.
Upcoming residential developments
On the residential front, affordable housing is the latest buzz in Madhya Pradesh, as the state is witnessing the development of several 2/3 BHK apartments, observes Kilian Sany, Head-Marketing, Universal Pvt Ltd. The company is developing Kings Park in Bhopal comprising seven blocks of G+6 floors having 3/4/5 BHK apartments with amenities like a swimming pool, club house, childrens play area, gym, etc. The project is likely to be completed by June 2014. With this, the other projects coming up in the state include:
Omaxe City: Being developed by Omaxe Ltd in Indore, this integrated township is spread across 89 acre and comprises plots, independent floors and villas.
Parsvanath Premier: Strategically located on the Indore Bypass, this project by Parsvanath Developers comprises ten towers encompassing 2-3 bedroom condominiums.
Casa Greens: Being developed by Sunil Agrawal & Associates in Indore, this project comprises two storeys of G+8 floors having 2/3 BHK apartments with amenities like a swimming pool, club house, gym, etc. It is likely to be completed by October 2014.
