Gurugram civic body grants zonal officers power to fix tax issues

The Municipal Corporation of Gurugram (MCG) has now authorized zonal taxation officers to correct inaccurate property tax assessments involving discrepancies up to Rs 1 lakh. Previously, only joint commissioners and additional commissioners had the authority to address such discrepancies.

A senior MCG official explained that this delegation of authority meant that residents would no longer need to pursue corrections through joint and additional commissioners, a process that could often be lengthy. Zonal taxation officers, who are primarily engaged with the taxation department鈥檚 duties, are now able to devote more time to addressing assessment discrepancies and ensuring timely action.

Previously, joint commissioners were authorized to handle assessment differences up to Rs 50,000. However, they can now manage cases with discrepancies ranging from Rs 1 lakh to Rs 10 lakh. Additional commissioners have been granted the authority to address assessment differences between Rs 10 lakh and Rs 20 lakh, while the commissioner is responsible for fixing discrepancies above Rs 20 lakh.

The errors in property tax assessments were reported to be due to discrepancies in the property tax database, including issues with names, addresses, and property sizes. These errors surfaced following a survey conducted by a private agency in January 2022, aimed at documenting and updating the property tax records of homeowners in Haryana. After the survey was completed, homeowners noticed inaccuracies in their newly issued property identification numbers, leading to an unreliable database.

For residential properties with a plot size of up to 300 square yards, the property tax rate is Re 1 per square yard. For plots between 301 and 500 square yards, it is Rs 4 per square yard, and for plots between 501 and 1,000 square yards, the rate is Rs 6 per square yard. Property owners of plots ranging from 1,001 square yards to two acres must pay Rs 7 per square yard, and those with plots of more than two acres will be charged Rs 10 per square yard. For apartments, the property tax rate is 50 paisa per square foot for those with a carpet area of up to 2,000 square feet. Flats with a carpet area between 2,001 and 5,000 square feet are taxed at Rs 1.2 per square foot, while those over 5,000 square feet are taxed at Rs 1.5 per square foot.
