No valid registration of over 100 realty projects: UP-RERA

According to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA), over a hundred real estate projects in Noida, Greater Noida, and Ghaziabad are currently operating without sanctioned maps or registrations.

Lakhs of homebuyers have lost their life savings as a result of these projects.

These developers are caught in a Catch-22 situation because they lack the funds to pay their dues to the relevant industrial authority, which means their plans are not being reviewed regularly. Officials said that because the plans have not been reviewed and stamped by the relevant authority, the UP-RERA is not renewing their registrations, which prevents them from obtaining loans to help them settle the government debt.

If RERA is to be believed many builders may be on the verge of a major financial deficit, with immediate revival appearing to be out of reach. RERA officials said that these builders have impacted tens of thousands of buyers.

Cash flow has always been a problem in the industry, according to RK Arora, president of the builders' association Naredco-UP. During the pandemic, it has gotten worse. The contractors are unable to manage their financial obligations. They have made numerous requests for the government to intervene to assist cash-strapped developers.

Kumar said that builders already have a one-year extension on registration validity, and the UP-RERA has added a six-month extension for all under-construction projects starting in March 2021.
