Prestige Group Plans Rs 500 Billion Launches in FY25

Bengaluru-based listed real estate developer Prestige Group is targeting residential project launches worth over Rs 500 billion in gross development value (GDV) across major Indian markets including Bengaluru, Delhi-NCR, Mumbai, Hyderabad, Chennai, and Goa in the current financial year.

According to Praveer Srivastava, Senior Vice President at Prestige Group, the company also aims to launch residential projects worth Rs 140鈥�150 billion by the end of the first quarter of FY26.

A major highlight this year is Prestige鈥檚 entry into the Delhi-NCR market, marked by the launch of a Rs 120 billion residential project in Indirapuram, with Rs 95 billion already approved for development. Two more key launches are scheduled in the region鈥擯restige Bougainvillea Gardens in Noida鈥檚 Sector 150 by Q1 FY26, and Prestige Imperium, a super-luxury development in Delhi鈥檚 KG Marg with ticket sizes expected to exceed Rs 100,000 per square foot, likely around Diwali.

In Mumbai, launches worth Rs 100 billion are planned this fiscal, spanning mid-segment apartments starting at Rs 20 million in Prestige City to ultra-luxury residences up to Rs 1.5 billion at Nautilus in Worli. 鈥淢umbai鈥檚 luxury market is deep, but land costs limit villa projects. We're optimising apartment formats to serve both premium and mid-segment buyers,鈥� said Srivastava.

Chennai is also a key focus, with Rs 30鈥�35 billion in planned launches, including Prestige Pallavaram Gardens by end-June and another development in Madhavaram by Q3. The company has partnered with Arihant Developers to identify further opportunities in a market where prices remain comparatively affordable at Rs 10,000鈥�11,000 per square foot.

In Hyderabad, the group is lining up Rs 100 billion worth of projects, including a luxury development in Banjara Hills with units priced between Rs 80鈥�100 million. Extensions to existing townships and two new land parcels are also on the anvil. The Rs 10鈥�20 million range remains the sweet spot, with strong demand for 3,000鈥�4,000 square foot apartments.

Goa, emerging as a strong leisure-luxury destination, will see Rs 30 billion in launches next quarter, offering both villas and high-end flats.

With an established presence in six major cities, Prestige is also exploring new markets like Pune, Gurugram, and Noida, citing strong potential.
