Technopark to Build Prefab Office Facility in Phase 1

Drawing inspiration from the successful Taurus Downtown project, Technopark is considering a prefabricated office facility in its main Phase 1 area. This 50,000 sq.ft. space aims to offer flexible, plug-and-play solutions for companies.
?We'll be issuing the tender soon," says Col. Sanjeev Nair, Technopark's CEO. "Prefabs are ideal for parking companies, allowing them to easily relocate when permanent spaces open up. They're also fast to build and can ease queue system strain."
The final number of seats and companies this facility can accommodate will be determined during the tender process. Completion is targeted within a year.
This move aligns with Technopark's focus on maximizing the appeal of vacant spaces across its phases.
Data reveals high demand:
164 companies requested IT built-up space in Phase-3 (2015-2023), seeking areas between 500-35,000 sq.ft.
103 companies wanted Phase-3's smart business center facilities, with preferences for 18-50 seats.
Between 2011-2020, 91 requests were made for commercial space.
Phase 1 also witnessed significant demand:
155 IT built-up space requests (2016-2023).
37 requests for Thejaswini SBC's 10-seater facilities.
16 commercial space requests (2019-2023).
However, it's worth noting that 70 companies surrendered space between 2021-2023, with some retracting, using it for conferences, or keeping portions of their offices.
Technopark's inspiration, Keystone, launched in 2021 as part of Trivandrum's Embassy Taurus Techzone (ETTZ). ETTZ boasts 2 million sq.ft. of workspace across 12 acres, including a 2 million sq.ft. SEZ zone spanning two buildings.
Niagara, the first SEZ office building, Victoria (the second), and Keystone form the core. This 62,500 sq.ft. prefabricated facility offers plug-and-play space for ETTZ companies, with 800 seats across two floors.
With this prefabricated office initiative, Technopark is poised to cater to the evolving needs of companies, drawing valuable lessons from Taurus Downtown and Keystone.
