Andheri West station of Metro 2A to offer commercial space on lease

The Andheri West Metro station of Line 2A (D N Nagar to Dahisar), which will have an interchange plant with D N Nagar Metro station on the existing Line 1 (Versova-Andheri-Ghatkopar) will propose nearly 17,500 sq ft of commercial space on lease for retail or eateries to gain non-fare revenue.
The Mumbai Metropolitan Region Development Authority (MMRDA) is building Line 2A (D N Nagar to Dahisar) through the Link Road. This route鈥檚 station at DN Nagar is called Andheri West.
Metropolitan commissioner, S V R Srinivas, told the media that it is the only station on this corridor where the whole floor will be rented for commercial purposes. They anticipate a good response as the area is attractive for business ventures like retail and eateries.
Andheri West station will have three levels, with the first being proposed for commercial usage. The second level will house the ticketing area, and the third level will have platforms.
Shadab Siddiqui from Auctus Advisors, who are consultants for non-fare income for Lines 2A and 7 Andheri (E) to Dahisar (E), told the media that about 13,500 sq ft of space is available at level 1 and nearly 4,000 sq ft at level 2. Market benchmarks from the existing Line 1 and catchment zones of 2A and 7 display rentals in the range of Rs 500 to 1,000 per sq ft per month.
The unit sizes available at Andheri West station are in the range of 26 sq ft for small kiosks, such as vending machines and ATMs, up to 3,500 sq ft for a caf茅 or mini food court. The MMRDA said that the work on the station building has just commenced and will take at least six months to develop.
Officials told the media that all Metro corridors that are being implemented would make profits as they are likely to have a good financial internal rate of return owing to decent ridership numbers and capacity to gain from non-fare box income sources. Apart from advertising, non-fare revenue would also be gained from mobile apps, station branding rights, and also renting out advertising rights in trains.
