Sohna-Dausa stretch to boost real estate market in Gurgaon

Even though the Sohna Dausa stretch of the Delhi Mumbai Expressway is anticipated to significantly boost economic development across the entire region, real estate agents are hoping that better connectivity will ultimately place Gurgaon's real estate belts at the top of development and end user demand.

The expressway will not only create seamless connectivity between Gurgaon and Jaipur in about two hours, but it will also link Gurgaon to states like Gujarat, Maharashtra, and Madhya Pradesh.

Developers and real estate professionals in the city are optimistic that the connectivity will boost Gurgaon's housing markets' real estate fortunes.

Arvind Rai, director, Valuation services, Colliers India, said 鈥淭he operationalization of the Gurgaon Dausa stretch of the Delhi Mumbai Expressway this month, which will further be extended to Mumbai later on, can potentially change the landscape of Sohna Town. It will not only reduce the commute time but will also give the required impetus to various economic drivers like industries, warehousing and logistics which in turn will generate demand drivers for residential, commercial, and retail sectors.

The Gurgaon- Dausa stretch passing through Sohna can potentially change the growth nodes of Gurgaon. It will not be surprising if Sohna emerges as the most significant satellite town of Gurgaon.鈥�

Ankit Knasal, MD, 360 Realtors, said, 鈥渢he inauguration of the Sohna Dausa stretch will not just mark the beginning of the first leg of the Delhi Mumbai Expressway but will chronice a new era economic development, real estate, and commercial projects in the regions of Haryana and Rajasthan, 鈥淚t will connect the industrial sectors in Sohna- Faridabad with Jaipur and with commercial capital Mumbai in the longer run. This will naturally translate into increased economic growth and prosperity. There should be increased investments in labour-intensive industries such as textile, apparel, home utilities, consumer goods, package food, agribusiness, etc,鈥� he said.

Sanju Bhadna, MD, 4S Developers, said 鈥淚n the long run, it will connect the industrial areas of Sohna-Faridabad with Jaipur and, eventually, with Mumbai鈥檚 commercial hub, boosting the region鈥檚 real estate. This will inevitably lead to higher economic growth and wealth with increased visibility of projects inviting massive investments from buyers.鈥�

Ashwani Kumar, Pyramid Infratech says, 鈥淭he Sohna Dausa corridor will act as a distilling factor, accentuating Gurgaon鈥檚 potential real estate growth, which has already recorded the top-most housing sales across NCR last year. The Delhi Mumbai industrial corridor, the Global City project, and the opening of the Sohna-Dausa stretch will cumulatively ramp up the real estate fortunes of Gurugram housing markets, he said.
